Rates and Policies
Rates follow the seasons. The house rules are few, and they keep the chalet and the neighborhood the way guests love them.
Rates
Nightly rates run from $295 on quiet midweek nights to $995 at the Christmas peak, and minimum stays change with the season. For live prices and instant booking, use VRBO or Airbnb, whichever you prefer. The chalet is the same either way.

Two things are added to every stay, and nothing else: a flat $295 cleaning fee and Mono County’s 15% transient occupancy tax.
Already know your dates? Check our availability calendar and ask us directly. Returning guests can book direct and skip the platform service fees.
Policies
Guests. A strict maximum of eight overnight guests, including infants. As required by Mono County, no more than ten people may be on the property at any time.
Cars. A strict three-car maximum.
Check-in begins at 4:30 pm. If you need to arrive earlier, let us know at least 48 hours ahead and we will do our best.
Check-out is at 10:00 am. A few minutes late is fine as long as housekeeping can start on time. Longer delays are charged at $50 per hour.
Payment. For direct bookings, a 50% deposit is due at booking, and the balance and security deposit are due one month before arrival. VRBO bookings follow the payment schedule on VRBO.
Changes and cancellations. For direct bookings, each change carries a $150 administration fee. Cancel more than 30 days before arrival for a refund of your deposit less $150. Within 30 days, no refund is given unless another party books your dates. VRBO bookings follow the policy shown on the listing.
Security deposit. Refunded, less any charges for damage or missing items, within 14 days of departure.
Pets. Not allowed on the property under any circumstances.
Smoking. Not allowed indoors. Smoke outdoors at least ten feet from the house, and be mindful of fire risk. Cigarette butts left on the ground are charged at $50 each.
Hydrotherapy tub. The tub runs year round, through summer nights and snowstorms alike. Children under 18, pregnant guests, and people with heart conditions or pacemakers may not use the tub.
Fishing. No fishing in the pond on the grounds. See our fishing guide for the lakes nearby.
Snow and bears. The roof sheds snow, so park well away from the house and approach with care. Clean all food and trash out of your car when you arrive.
